The proposed project involves the development of an approximately 3.3 acre site with 35 residential condominium units with maximum height of 36 feet, totaling approximately 87,000 square feet, plus approximately 4,000 square feet of retail space on ground floor, and 128 parking spaces; Coastal Development Permit for same; approximately 1.5 acres of parcel will be dedicated open space.

The project site is bounded to the east by Pacific Avenue, to the north by an undeveloped City-owned lot, to the south by Culver Boulevard, and to the west by public beach.  Del Rey Lagoon Park is situated on the other side of Pacific Avenue, along with retail uses and multi-family residences in Zones [Q]C4-1VL and R3-1.
