**MITIGATED NEGATIVE DECLARATION-NG-12-203-PL: Reconsideration. ENV-2010-1763. 1605 S. Catalina St.; South Los Angeles. CD1. A Deemed-to-be-Approved Conditional Use Approval of Plans to allow the continued use and maintenance of approx. 1,920 sq. ft. of outdoor columbarium structures within the northerly portion of the property, in conjunction with an existing crematory and chapel building with interior columbaria, in the A1-1 Zone. A Master Conditional Use to permit the sale & dispensing of a full line of alcoholic beverages, with the option of beer & wine only, for on-site & off-site consumption, in conjunction with 4 separate establishments all located within the commercial space (14,500 sq. ft.) & outdoor dining areas (3,220 sq. ft.) of the proposed project. *MITIGATED NEGATIVE DECLARATION-NG-15-327-PL; ENV-2015-1238. 1414 N Stanley Ave; Hollywood. CD4. The project involves the construction, use & maintenance of 8 small lot homes approx. 35 ft., 1 inch in height with a total of 16 parking spaces & 1 guest parking space in the RD1.5-1XL Zone. The applicant is requesting a Vesting Tentative Tract Map (VTT-73394-SL) to permit the subdivision of existing 4 lots into 8 parcel small lot subdivision & a Zoning Administrator’s Adjustment to permit building heights of 35 ft., 1-inch in lieu of the 30 ft. permitted in the RD1.5-1XL Zone. The proposed project is a Coastal Development Permit to construct a new 4,037 sq. ft., 3-story single-family dwelling, with an attached 566 sq. ft. garage & 823 sq. ft. of decks/porches, located on a vacant 2,250 sq. ft. lot, within the dual-jurisdiction area of the California Coastal Zone. **MITIGATED NEGATIVE DECLARATION-NG-15-329-PL: ENV-2013-2185. 535 S Kingsley Dr; Wilshire. CD10. The proposed project includes the construction of an approx. 77,356-sq.-ft. apartment building that contains 72 dwelling units including 6 units for very low income households. The proposed 7-story building will be approx. 85 ft. in height. The project will include a garage with 1 level of subterranean parking & 1 at-grade level parking to provide 95 parking spaces. The project will provide a minimum of 8,100 sq. ft. of open space & require the export of 24,300 cubic yards of dirt. The project site consists of 2 lots that comprise approx. 21,547 sq. ft. of lot area. The site is located in the Wilshire Community Plan Area & is zoned P-1 with General Plan Designation of Neighborhood Office Commercial. There are no trees on the project site. The project requests the following entitlements: General Plan Land Use Designation from Neighborhood Office Commercial to High Medium Residential, Zone Change from P-1 to R4-2, Height District Change from HD-1 to HD-2, Density Bonus Compliance Review with 2 on-menu incentives: a front yard setback reduction of 20% from 15’ to 12’ & a rear yard setback reduction of 20% from 19’ to 15’3”, and Site Plan Review for developing 50 or more dwelling units. **MITIGATED NEGATIVE DECLARATION-NG-15-331-PL: ENV-2014-2723. 907-909 S Shenandoah St; Wilshire. CD5. A Tentative Tract Map & construction of a 4-story 6-unit residential condominium with 15 subterranean parking spaces. The project site is a 6,408 sq.-ft. site in the [Q] R3-1-O Zone.  REVIEW/COMMENT period ends: Aug. 12, 2015

 

 

 

**MITIGATED NEGATIVE DECLARATION-NG-15-332-PL: ENV-2014-3859. 935 N. Las Lomas Ave; Brentwood-Pacific Palisades. CD11. A tentative tract map to create 6 lots. The existing single family dwelling & accessory structure will be demolished to construct 6 new single family dwelling units, one on each lot. The lots will be the following sizes: Lot 1 is 15,598 sq. ft. in net area; Lot 2 is 13,042 sq. ft. in net area; Lot 3 is 11,218 sq. ft. in net area; Lot 4 is 11,570 sq. ft. in net area; Lot 5 is 12,468 sq. ft. in net area; and Lot 6 is 13,562 sq. ft. in net area. There will be 5 parking spaces per dwelling unit. The applicant is also requesting a Haul Route to export approx. 2,356 cubic yards of earth material. The project is zoned RE11 & is designated as Very Low II Residential in the Brentwood-Pacific Palisades Community Plan. REVIEW/COMMENT period ends: Aug. 24, 2015

A Zoning Administrator's Determination for the construction, use, and maintenance of 3 new 2-story single-family dwellings with attached garages. The southerly half of the property will remain undeveloped with hillside vegetation, including 5 mature trees (Calif. Black Walnut & Blackwood Acacia). MITIGATED NEGATIVE DECLARATION-NG-15-334-PL: ENV-2015-687. 11036¼ W Moorpark St; Sherman Oaks-Studio City-Toluca Lake-Cahuenga Pass. CD4. The project proposes the development of a 5-story, 56-ft. high residential building with 96 dwelling units on an approx. 57,336 sq. ft. site. The project includes requests for a Site Plan Review & Density Bonus with 1 on-menu affordable housing incentive for increased building height in exchange for setting aside 8 units for Very Low Income households. Approximately 4,032 cubic yards of earth will be cut & exported from the site to accommodate the partial subterranean level; a total of 160 parking spaces will be provided. **MITIGATED NEGATIVE DECLARATION-NG-15-335-PL: ENV-2014-3918. 780, 788 & 800 N. Tortuoso Way; Bel Air-Beverly Crest. CD5. The project site is on a 457,786 sq.-ft. site spanning 5 separate lots zoned RE20-1-H & designated for Very Low I Residential uses within the Bel Air-Beverly Crest Community Plan Area. The proposed Project is currently requesting several lot ties & lot line adjustments for the creation of 3 legal lots for the construction of the following 3 single-family dwellings, and the street vacation of Tortuoso Way & its future conversion into a private street adjacent to the 3 proposed lots: Villa 1 is located at 800 N. Tortuoso Way & includes an approx. 52,087 sq. ft. single-family dwelling with a maximum height of 30 ft., retaining walls, pool, and a subterranean garage to house 6 on-grade parking spaces, on a currently vacant lot with an area of 126,211 sq. ft.. Villa 1 is proposing a haul route for 15,210 cubic yards of export. There are 91 trees on site, of which 14 unprotected trees & 3 protected trees will be removed pending a tree removal permit issued by the Dept. of Public Works; Villa 2 is located at 788 N. Tortuoso Way & includes an approx. 42,833 sq. ft. single-family dwelling with a maximum height of 30 ft., retaining walls, pool, and a subterranean garage to house 6 on-grade parking spaces, on a currently vacant lot with an area of 132,203 sq. ft.. Villa 2 is proposing a haul route for 14,880 cubic yards of export. There are 41 trees on site, of which 1 protected tree will be removed pending a tree removal permit issued by the Dept. of Public Works; Villa 3 is located at 780 N. Tortuoso Way & includes an approx. 52,720 sq. ft. single-family dwelling with a maximum height of 30 ft., retaining walls, pool, and a subterranean garage to house 6 on-grade parking spaces, on a currently vacant lot with an area of 199,372 sq. ft.. Villa 3 is proposing a haul route for 29,830 cubic yards of export. There are 41 trees on site, of which 7 unprotected & 2 protected trees will be removed pending a tree removal permit issued by the Dept. of Public Works. The cumulative quantity of grading per dwelling unit does not exceed the maximum grading quantities allowed pursuant to the Baseline Hillside Ordinance. As proposed, the project requires an approval of a haul route to permit the export of 59,920 cubic yards of soil, and tree removal permit(s) issued by the Dept. of Public Works for the removal of 6 protected trees.
