given to the general public of the availability for public review and comment

conjunction with a new 2,650 sq.-ft. liquor store; and a Conditional Use to
allow the proposed hours of operation from 7:30 am to 11:00 pm, Sunday through
Thursday & 7:30 am to 12:00 midnight, Friday & Saturday, in lieu of the
standard Mini-Shopping Center hours of limitation from 7:00 am to 11:00 pm. The
project includes tenant improvements to an existing retail tenant space. The
project is the relocation of an existing liquor store located across the street

creation of 8 individual lots; 2) a Building Line Removal to allow the
buildings to be set back a minimum of 6 ft., 4 inches from Fairfax Ave; 3) a
Zoning Administrator's Adjustment to allow a maximum building height of 35 ft.
for Lot 1 & 33 ft., 6 inches (33'-6") for all other lots in lieu of
the maximum permitted 30 ft.; and, 4) "Q" Clarification to clarify

Crest. CD5. Demolition of an existing single-family dwelling &
construction, use, and maintenance of a new 2-story, 30-ft. tall, approx.
25,317 sq.-ft. single family dwelling over a one-level basement. The proposed
project also includes development of a swimming pool & a motorcourt. The project site is an approx. 71,715 sq.-ft.
sloped lot & is developed with a 72-year old, 3,827 sq.-ft., single-family
dwelling. The subject site is designated Very Low I Residential on the Bel Air-
Beverly Crest Community Plan land use map & zoned RE20-1-H. There are 46
protected trees on site, of which 22 will be removed. The quantity of grading
does not exceed the maximum grading quantity allowed pursuant to the Baseline
Hillside Ordinance. As proposed, the project requires an approval of a haul
route to permit the exporting of 9,397 cubic yards of soil, and an approval of

projecting into the side yard by 3-ft. along the eastern property line, and a
10-ft. side yard with balcony & long-term bicycle parking projecting into
the side yard by 3-ft. along the western property line in lieu of the 11-ft.
side yard required, and b) a 10-ft. rear yard with a balcony projection of
3-ft., in lieu of the 20-ft. rear yard, all required by Section 12.16-C, all in

rooftop of an existing 36-ft. 10-inches in height apartment building consisting
of 3 sectors & ancillary equipment, all screened behind FRP screened walls
that are colored & textured to match the existing building (maximum
facility height of height of 40 ft.). The project is requesting a conditional

retaining wall with a maximum height of 13-ft. in lieu of the maximum number of
2 walls & height of 10-ft. allowed by Section 12.21-C,8(a) &
12.22,C,20(f), and 2) Pursuant to the provisions of Section 12.24-X,28 of the
Los Angeles Municipal Code, a Zoning Administrator’s Determination for a
deviation from Section 12.21-C,10(i)(2) of the Code

substandard hillside street, and to grant relief from providing a 20-ft. wide

on the proposed 6-space lot. No food preparation or service is proposed in the
portion of the property to be used as a truck yard, which is currently a vacant
dirt lot. A new driveway is proposed to allow vehicular access onto property

existing 34-ft.-tall apartment building for a maximum height of 45 ft., in the
C2-1VL & RD2-1VL Zones. Antennas will be screened to match the design of
the existing building. Equipment cabinets & emergency generator plug will

CD11. The proposed project involves tenant improvements/change of use from a
portion of a restaurant associated with the establishment, use &
maintenance into a gourmet grocery store/market located in an existing 950
sq.-ft. tenant space. The applicant is requesting a Conditional Use to allow
the off-site sale of a full line of alcoholic beverages in conjunction with a
proposed 950 sq. ft. gourmet grocery store/market. The gourmet grocery
store/market proposes hours of operation/alcohol sales from 9:00 am to 10:00
pm, daily. The project is located within a one-story 25,040 sq.-ft.
mini-shopping center having multiple tenants & has 109 on-site shared

1200 E 1st St; Boyle Heights. CD14. Pursuant to Section 12.24-W.49(a) of the Los Angeles Municipal Code the proposed
project is a Conditional Use Permit to allow the construction/installation of
an unmanned 48-ft. high “monopine” wireless
telecommunications facility consisting of 12 panel antennas, 12 new Remote
Radio Unit’s, 2 new surge protection units, 2 equipment cabinets, and 1 polar
