Zone and height district changes - Code Section - 12.32 F:

Authority to act on legislative matters may be delegated by the City Planning Commission to the Area Planning Commissions. The intent of the framers of the new Charter was that matters of mostly local significance be handled by the Area Planning Commissions. Thus, standards delineating which zone change ordinance would be handled at the local level (Area Planning Commissions) are proposed as follows:

Any development project which creates or results in less than 50,000 gross square feet of nonresidential floor area (current site plan review standard),

Any development project which creates or results in less than 50 dwelling units or guest rooms or combination thereof (site plan review standard), or

Any application for a zone change without a proposed project description having less than 65,000 square feet of lot area (mini-shopping center standard).
