Project Description: The proposed Project would include the demolition of the existing 80,736-square foot two-story warehouse building and the construction of a mixed use live/work development containing up to 600 live/work units, 20,000 square feet of office space, 15,000 square feet of restaurant space, 15,000 square feet of retail space, and 10,000 square feet of cultural space. Up to 11% of the base density would be set aside as restricted affordable units (Very Low) via a ministerial Density Bonus. The 13-story and approximately 150-foot high building would contain a total floor area of approximately 584,760 square feet. The Project would have a floor-area ratio (FAR) of 6:1. Parking would be provided within one at-grade level and three below grade parking levels screened from view, with ingress/egress from/to Santa Fe Avenue.
